Sprinkler blowout & winterization
We shut off the supply, connect a compressor and run each zone until the heads spray air instead of water. Nothing left in the lines means nothing to freeze and crack your pipes, valves or backflow preventer.
Fall combo offer · ends Oct 31
Book a sprinkler blowout with Automated Lawn & Pest by October 31 and we'll add a pest control visit on us, right as spiders and mice start looking for a way inside.
Tell us where you are and we'll call with a blowout date. Takes 30 seconds.
What you get
We shut off the supply, connect a compressor and run each zone until the heads spray air instead of water. Nothing left in the lines means nothing to freeze and crack your pipes, valves or backflow preventer.
A barrier treatment along your foundation, around doors, windows and utility lines, and through the beds against the house. Wasp nests and ant trails get treated directly, and mice get a plan of their own.
Why book now
In the Spokane area, blowouts usually happen in October. Shutting off the water isn't enough: what's sitting in the pipes and low spots still freezes, expands and cracks fittings over the winter.
Late summer and fall is when spiders are full grown and wandering into basements and window wells, and when mice start hunting for a warm way inside. A barrier now keeps them out all season.
It's the busiest stretch of the year for sprinkler crews. Getting on the schedule early is the easiest way to avoid racing the forecast.
Who's coming out
Automated Lawn & Pest Control is owned and run by Jeff and Tiffany James, Spokane natives who started the company in 2021. One local team handles lawn care, sprinklers, pest control, landscaping and snow removal across Spokane and Coeur d'Alene.
If we find something during your blowout, like a sticky valve or a broken head, we'll tell you what we found so it can be fixed before spring.

Questions
Yes. Book a sprinkler blowout by October 31 and one pest control visit for the same home is included at no charge.
After your last watering and before the first hard freeze. In the Spokane area that usually means October, which is why this offer ends on the 31st.
No. Shutting off the supply stops new water coming in, but the water already in the pipes, valves, heads and low spots stays there. A blowout pushes it out, one zone at a time.
Our perimeter treatment targets spiders, ants, wasps and yellow jackets. Mice get a plan of their own based on how they're getting in, since a spray barrier doesn't stop them.
Tell us about your kids and pets when we call, and your technician will walk you through what's being applied, where it goes, and how long to keep everyone off treated areas.
We serve Spokane, Spokane Valley, Liberty Lake, Mead, Deer Park, Nine Mile Falls, Airway Heights, Cheney, Medical Lake, Coeur d'Alene, Post Falls, Hayden and nearby. Not sure? Call (509) 818-1831.
